How we test — and how we're funded

We run vacation rentals ourselves, so we test these tools the way you'd actually use them: real trial accounts, a test property, and the everyday jobs — syncing calendars, sending guest messages, taking a booking, building a site. No tool pays for a better placement here.

What we test

• Setup and onboarding: how long from sign-up to a live listing.
• Channel sync: whether calendars stay in step across Airbnb, Vrbo and Booking.com.
• Automation: messaging, pricing rules, cleaning tasks and reviews.
• Direct booking: the website builder, checkout and payout flow.
• Real cost: the plan you actually need, plus booking or payment fees.

Why there's no #1

The "best" tool depends entirely on your portfolio size, your top need and your budget — so we give each tool a use-case award instead of a global ranking, and every recommendation pairs "ideal for" with "skip it if". No scores out of 5, no stars, no fake winner.

How we're funded

Some of the tools we cover run affiliate programs. When you start a trial or subscribe through one of our partner links, we may earn a commission — at no extra cost to you. That never changes which tool we recommend for a given profile.

We also cover tools that pay us nothing (Hostaway, Guesty, OwnerRez, Hospitable). Where we recommend one of those, we say "No partner program — we earn nothing if you sign up." A comparison that only includes what pays isn't worth reading.
